As we step into 2026, it’s clear that 2025 wasn’t just another year of momentum. It was a year of validation. Across multifamily, the operating model continued to evolve in ways that made long-standing truths unavoidable. Centralization accelerated. AI moved from experimentation to execution. And the gap between companies built for this shift and those trying to layer it onto legacy processes became impossible to ignore.
What changed in 2025 wasn’t the industry’s ambition, but the bar for execution. As teams centralized and automation began taking action, consistency and context suddenly mattered more than ever. We were at the heart of that industry-wide transformation and will continue to drive three specific wins for our partners: saving our clients and partners significant NOI through operational efficiencies, enabling the new operating model to create a better career for team members, which in turn delivered exceptional experiences for renters and residents.
As we step into 2026, we’re fueled by the wins of the past year, inspired by the challenges we overcame, and ready to tackle the opportunities ahead. But first, it’s worth pausing to reflect on just how much ground was covered in 2025, not through isolated moments or flashy experiments, but through sustained execution across our platform, partnerships, and community.
We hosted our second annual (sold-out) Forum, a gathering for believers in a better operating model. We continued to push conversations around AI, centralization, and agentic AI workflows forward through our podcast Multifamily Unpacked. We partnered with Sierra AI to deepen the impact of AI in our workflows, secured new partnerships, deepened our social impact through HOME by Funnel Inc, and earned (well-deserved, we DO say so ourselves) awards.
The proof is in our partnerships
The clearest signal of what worked in 2025 came from the operators who put these ideas into practice. Across our partnerships, teams used technology to centralize smarter, reduce operational friction, support overstretched employees, and deliver more consistent experiences for renters. The results speak through the work itself. We’re proud to welcome new partners and highlight the outcomes they achieved across their portfolios.
- GMH Communities enlisted Funnel to future-proof operations and elevate the student housing experience. The rollout of CRM and AI solutions across the portfolio standardized workflows, unlocks efficiencies, and positions GMH for long-term growth.
- Morgan Properties, third-largest multifamily owner in the U.S., selected Funnel to streamline operations. AI-infused CRM rolling out across portfolio of over 100,000 units to provide an exceptional renter and resident experience.
- We partnered with Kane Realty Corporation to power better leasing and living. By combining AI with human connection, Kane creates automated leasing workflows that convert and service strategies that scale.
- UDR, Inc., original pioneers of multifamily centralization, partner with Funnel to complete operations revolution across nearly 60,000 units. UDR makes the 4th of 6 largest REITs rolling out Funnel’s full product suite.
- Tribridge Residential launches Funnel on all 6,200+ units. This partnership with the proven renter-centric® CRM and AI solution rolled out portfolio-wide.
- RedPeak partners with Funnel to consolidate tech stack and streamline centralized operations. Funnel’s AI-infused CRM rolling out across entire 3,300-unit portfolio.
Forum sold out — again
Forum has proven itself to be the best conference in multifamily, and we do not say that lightly. Attendance grew by 40%, but it didn’t dilute the impact of Forum. At its core, Forum is an event for believers in a better operating model. It’s one of the only rooms where executives share unvarnished accounts of what is working, what to skip, and where to see the most impact from the new operating model.
In only our second year, we had:

The thought leadership and entertainment were next level with a keynote from Modern Stoic Ryan Holiday, a Fireside chat with Nicholas Thompson, CEO at the Atlantic, and an interview with Clay Bavor, co-founder of Sierra and former Google executive.

The platform our customers trust keeps evolving
At Funnel, we believe the best can always be better. Because of this growth mindset in our culture, we are constantly gathering customer feedback, iterating, integrating, and making sure that we’re building a brighter PINK-er future for multifamily all. the. time.
This year, our product and engineering team “shipped” 135 updates — meaning something new or improved went live every two to three days across the platform.

In 2025, Funnel launched Resident AI, giving management companies a scalable way to reduce delinquency, improve on-time payments, boost renewal engagement, and speed up maintenance resolution without adding headcount. What was previously handled through manual follow-ups, after-hours coverage, and fragmented inboxes can now be managed consistently and automatically.
Resident AI allows management companies to support residents across email, SMS, and voice, answering routine questions instantly and routing more complex requests to the right team on the first touch. The result is fewer manual tasks for onsite teams, faster response times for residents, and a more consistent experience across the portfolio.
- Fee Transparency helped teams stay compliant in a complex regulatory landscape
As fee disclosure requirements evolved state by state and even by local jurisdiction, Funnel helped operators reduce compliance risk by ensuring the correct, required fees were presented clearly and consistently at every step of the renter journey, including AI conversations, quotes, and applications. This protected property management companies from legal exposure while creating a clearer, more trustworthy experience for renters.
- Conversational AI purpose-built for multifamily
Renters expect fast, natural interactions, while operators need solutions that actually work within the complexity of multifamily operations. By partnering with Sierra AI, Funnel combined best-in-class conversational AI expertise, deep multifamily knowledge, and the ability to deploy AI across real operational workflows.
This partnership improved clarity, sped up resolution, and raised the standard for renter communication, benefiting both residents and multifamily operators.
Leasing calls are one of the most important moments in the renter journey, yet historically, management companies relied on secret shops that capture a single snapshot in time. In 2025, Funnel launched Insights to aggregate and evaluate every leasing call, giving leaders a complete, data-backed view of performance.
With full call coverage, teams can make informed decisions instead of relying on best guesses, identify training opportunities with confidence, drive consistent improvements, and boost conversions across the portfolio.
- Funnel and SuiteSpot announce integration to streamline maintenance and elevate the resident experience. This adds to our growing list of integrations.

The Funnel team racked up over 150 hours of volunteer time supporting dozens of organizations across the country dedicated to making housing more equitable; including: Habitat for Humanity, Metropolitan Ministries, The Bowery Mission, Nevada Partnership for Homeless Youth, Hope Atlanta, Inner Richmond Neighborhood Center, and more.
