By visiting the websites located at,, (the “Sites”) and using the real estate listing services, applications, APIs and other tools accessible from the Sites (the “Services”) for property management companies, landlords, property owners, brokers, agents, tenants and prospective tenants, and others in the real estate industry provided by Funnel, Inc. (“Funnel”), you consent to our use and processing of your information as set forth herein. For Funnel clients, your use of the Services and the Site are governed by our user Terms of Service or Master Service Agreement, as applicable, which you should read carefully and which this privacy policy interoperates with. This Privacy Policy covers Funnel’s treatment of your personally identifiable information (your “Personal Information”) that Funnel gathers from when you are on the Site or register for and/or use the Services. This policy does not apply to:

    1. third parties that Funnel does not own or control;
    2. Non-personally-identifiable information, which we may collect and use without restriction; and
    3. “Commercial Service Information”, as defined below.

Commercial Service Information

As used herein, “Commercial Service Information” means (i) any information that you post or provide to us via the Services applications and other tools, for our provision to you or others through the Services, including but not limited to property listings, pricing and location (your User Content” – as further described in our Terms of Service), and (ii) any other information that we collect through the Services and/or that is shared with Funnel by its business partners (“Funnel Content” – as further described in our Terms of Service). Funnel or other parties may use your Commercial Service Information, in any medium now existing or developed in the future and shall do so in accordance with any commitments set forth in our Terms and Conditions of Service.

For clarity, Commercial Service Information may include personally-identifiable information of yours, your customers or partners, and other parties (such as specific building ownership or tenant information). However, any such personally identifiable information, which is collected for the purpose of being made available through the Services to other Services Users, shall be separate from Personal Information that we collect from you as a customer when you create an account or just browse or access the Site or Services, which shall be collected and used as described in the rest of this Privacy Policy.


Your Personal Information

Information You Provide to Us

We receive and store any information you enter on the Site or through the Services or provide to us in any other way. You can choose not to provide us with certain information, but then you may not be able to take advantage of all of our features. The Personal Information you provide is used for such purposes as responding to your requests for certain services, customizing the advertising and content you see, communicating with you about our products, and marketing our Services and those of our partners to you. In order for you to use all of the features available on Funnel or Funnel Listings, you must register with the Site. We require your name, business e-mail address, company name (if applicable), and password during the registration process.

We may also request optional demographic information and unique identifiers to provide you with a more personalized service. Your username and certain profile information, and any Personal Information you include in the post, are visible to other users.

You are solely responsible for the consequences of posting information on the Site. Funnel assumes no liability for the consequences of your disclosure of information on the Site and through the Services. If you choose to purchase paid components of the Services, further information may be required, such as a physical address, order information, and billing information. Funnel uses third-party partners for credit card processing and invoicing who may require and store your credit card and billing information under their own terms and conditions. We may also require you to submit additional industry-related information in connection with submissions you may make on the Services, including but not limited to property information and policies from property owner or management company users, and business contact information, and employment information and license numbers from broker and agent users.

Prospective Tenants’ Personal Information

We also collect certain Personal Information you voluntarily provide in order to initiate rental housing search, application, lease fulfillment, and related services.  For example, you may be asked by Funnel to provide Personal Information such as name, email address, and phone number to request a tour of a rental community.  If you do not provide this Personal Information, we may not be able to assist you in scheduling a tour.  We may collect your email address so that we can send you information you have requested, to inform you about current events, or to send you updates regarding information that was previously sent to you.

Funnel works with third-party vendors to provide services such as prospect tours, applicant verification, applicant screening, payment processing, online application and lease fulfillment, and resident services (“Vendor Sites”).  To complete your application and lease, for example, you may be asked to provide your name, mailing address, email address, date of birth, social security number, address history, financial account information, and/or other identifying information.  When you input Personal Information to one of Funnel’s Vendor Sites, you are providing that information to a third party.  Funnel’s Vendor Sites may utilize framing techniques to make it appear that the user is still on the Web Site when the user is actually on a Vendor Site.  For example, if you are on a page that has the look and feel of, but the URL listed in your browser is a different URL than, then know that any information you provide is being collected by this third party and not governed by this Privacy Policy.

When you leave the Web Site and are transferred to a Vendor Site, you may be notified that you are no longer on the Funnel Web Site.  You should carefully review the privacy policy and terms of use for any Vendor Site before using and providing Personal Information through a Vendor Site.  The operators of such Vendor Sites may share the information you enter with Funnel and our Client.  You should carefully review this Privacy Policy to see how Funnel uses information you enter through the Web Site or through any Vendor Sites.

When you visit our Web Site or Vendor Sites, we or our third-party Vendor Site operators may collect information to administer the Web Site and analyze its usage.

Examples of this information include:

  • Your IP address,
  • The kind of browser or computer you use,
  • Number of links and pages you click within the site,
  • State or country from which you accessed the site,
  • Date and time of your visit,
  • Name of your Internet service provider,
  • Web page you linked to our site from, and
  • Pages you viewed on the site.

This information is collected to help us administer and operate the Web Site, better understand how users interact with and access the Web Site and Vendor Sites, and understand the types of users that access the Web Site and Vendor Sites. We may provide statistical collective user information, not information about you personally, to our partners so that they may understand how often people use specific components of our Site and Services.

Business Purposes

We collect and use Personal Information for the following business purposes:

  • to provide you with services or process transactions that you have requested;
  • to communicate with you regarding information, features or offers that we believe will be of interest to you;
  • to respond to your questions or other requests;
  • to contact you with regard to the Web Site or Vendor Sites;
  • to process any applications, payments or changes to your account information;
  • to process other information or Personal Information that you submit through the Web Site or Vendor Sites;
  • to conduct user surveys; and
  • to fulfill other purposes disclosed at the time you provide your Personal Information.

We may also use the information you provide to improve the Web Site or services, to customize your experience on the Web Site or Vendor Sites, to serve you specific content, or for other business purposes.

We may use the contact information you provide to communicate with you through email and other means, including mobile text messages, telephone calls, and push notifications. If you provide your telephone number, you agree that we may contact that number even if it is registered on a corporate, state, or national Do Not Call Registry.

If you are purchasing a service, we will request financial information. Any financial information we collect is used only to bill you for the services you purchased. If you purchase by credit card, this information may be forwarded to your credit card provider. For other types of registrations, we will ask for the relevant information. You may also be asked to disclose Personal Information to us so that we may provide online technical support and troubleshooting.

Sharing with Third Parties

We may share your Personal Information with third parties who perform services on our behalf or on behalf of the owner of one of our properties and who may use this information for their own purposes, including sending advertising to you.  This includes, without limitation, third parties that send communications, process payments, analyze data, assist with utility billing or renter’s insurance, provide credit checks, resident screening, or collection services, manage package deliveries, provide marketing and advertising services, including marketing analytics, to Funnel or our Client, or create, host and/or provide customer service on our behalf. These third parties may have access to certain Personal Information in order to provide these services to us or on our behalf.  We also may share Personal Information with our business partners in order to provide services and offerings to you, and certain aggregated demographic information that does not identify you personally with our business partners regarding the users of our websites.

Funnel may also disclose Personal Information we collect from you to third parties in order to:

“Personal Information Disclosure: United States or Overseas”-  Personal information may be transferred to third parties outside the United States or its territories for the purposes of completing a transaction involving a holder of a Non-U.S. account and/or a non-U.S. resident who is applying to lease a residential property through this system.

Web Traffic Information

We receive and store certain types of information whenever you interact with us. Funnel automatically receives and records “traffic data” on our server logs from your browser including your IP address, Funnel cookie information, and pages you request. Funnel uses this traffic data to analyze trends and administer the Site. Our service automatically collects usage information, such as the numbers and frequency of visitors to our Site and its components. This data is only used in the aggregate. This type of collective data enables us to figure out how often users use different parts of the Site and Services. In addition, we may provide statistical collective user information, not information about you personally, to our partners so that they may understand how often people use specific components of our Site and Services.

California Do Not Track Disclosure

When you visit our online services, we and third parties may use tracking technologies to collect usage information based on your device for a variety of purposes, including serving you advertising, based on your having visited our services or your activities across time and third-party locations.  Some browsers may enable you to turn on or off a so-called “Do Not Track” signal.  Because there is no industry consensus on what these signals should mean and how they should operate, we do not look for or respond to “Do Not Track” signals.  For more information on tracking and targeting and your choices regarding these practices, see our online Privacy Policy, above.

E-mail Communications

If you contact us via e-mail, we may retain a record of your contact information and any information you provide us in your message to respond to you. We may receive a confirmation when you open an e-mail from Funnel. If you use our Site for commercial purposes, e.g., you are a landlord, broker, agent, property owner or property manager, we will send e-mail blasts on your behalf regarding available property listings to your designated e-mail recipients, upon confirmation of the addresses comprising your e-mail mailing list – in other words, if you do not wish us to use one or more email addresses in your mailing list, it is your responsibility to remove them from the list before you submit the list to us. You assume and accept all liability associated with our use of the email addresses you share with us to send email messages as directed by you and you represent and warrant that you have all necessary rights to share such information with us. If you do not want us to send e-mails to others on your behalf, you may opt out of this service. We may also send e-mails with service updates, news or promotions to you. If you do not want to receive e-mail from us, please contact us at If you opt out of receiving legal notices from us via email, such as notices of updates to this Privacy Policy, those legal notices will still govern your use of the Site and Services.

Information From Other Sources

To improve our Services, we may receive information about you from other sources and add it to our account information. Like the information you provide to us, we do not share this information with anyone except authorized third parties we work with in order to provide you with our Services.


Cookies are alphanumeric identifiers that we transfer to your computer’s hard drive through your Web browser to enable our systems to recognize your browser and tell us how and when pages in our Site are visited and by how many people. Funnel cookies do not collect Personal Information. Most browsers allow you to prevent the browser from accepting new cookies, to be notified when you receive a new cookie, or to disable cookies.

If you disable cookies, you may not be able to take advantage of some Funnel features. Some of our business partners, such as advertisers, may use cookies on our Site. However, we have no access to or control over third party cookies that may be inserted into content that we do not control.

Email Sync and Calendar Sync

Additional Limits on Use of Your Google User Data: Notwithstanding anything else in this Privacy Policy, if you provide Funnel access to the following types of your Google data, Funnel’s use of that data will be subject to these additional restrictions: Funnel will only use access to read, write, modify, or control Gmail message bodies (including attachments), metadata, headers, and settings to provide a web email client that allows users to compose, send, read, and process emails and will not transfer this Gmail data to others unless doing so is necessary to provide and improve these features, comply with applicable law, or as part of a merger, acquisition, or sale of assets.

Funnel will not use this Gmail data for serving advertisements. Funnel will not allow humans to read this data unless we have your affirmative agreement for specific messages, doing so is necessary for security purposes such as investigating abuse, to comply with applicable law, or for internal operations and even then only when the data have been aggregated and anonymized.

Sharing of Information by Funnel

We neither rent nor sell your Personal Information to anyone. Except as explicitly provided for in a superseding agreement you may have entered with Funnel, we only share your Personal Information only as described below.

Affiliated Businesses We Do Not Control

Funnel may provide services or sell products jointly with affiliated businesses. We will share customer information that is related to such transactions with those affiliated businesses. Funnel may receive from other registered users a record of transactions you may have entered into with them and we will use this information as directed by them. If you believe any of the information we receive about transactions that involve you is incorrect, you may contact us at to help us to attempt to correct any errors. Funnel may share aggregated demographic information regarding users with business partners.


We employ other companies and people to perform tasks on our behalf and need to share your information with them to enable them to provide us with their products and services. Examples include, but are not limited to, billing, processing payments, marketing assistance, and customer service. We require our agents to subscribe to the same level of privacy protection as we do. Unless we tell you differently, Funnel’s agents do not have any right to use the Personal Information we share with them beyond what is necessary to assist us. Financial and billing information is passed to third party processors who are authorized to use this information solely to bill for the Services. This billing information is never seen by Funnel nor used by Funnel for any purposes. Funnel uses third-party intermediaries to manage credit card processing and billing who may store, retain, and use the information provided solely for the purpose of credit card processing.

Promotional Offers

We may send offers to certain users on behalf of other businesses or provide our partners with the opportunity to notify users directly of promotions by e-mail. If you do not wish to receive these offers, you may opt out by e-mailing us at

Business Transfers

In some cases, we may choose to buy or sell assets. In these types of transactions, user information is typically one of the business assets that is transferred. Moreover, if Funnel, the business related to the Site or Services, or substantially all of Funnel’s assets, were acquired, user information would be one of the assets that is reviewed and transferred. You acknowledge that such transfers may occur, and that any acquirer of Funnel or the Site or Services may continue to use your Personal Information as set forth in this policy.

Child Protection and Privacy

Funnel does not knowingly seek to collect or maintain Personal Information or other information from children under the age of 13.  We will use commercially reasonable efforts to delete any Personal Information or other information later determined to be provided by a child under the age of 13.  Use of the Web Site by children under the age of 13 is not permitted.  If you become aware that a child has provided Personal Information through our Web Site, please email us at

Any California residents under the age of eighteen (18) who have registered to use our online services and who posted information on the service can request removal by contacting us at, detailing where the information is posted and attesting that you posted it.  We will then make reasonably good faith efforts to remove the information or anonymize it, so the minor cannot be individually identified to the extent required by applicable law.  This removal process cannot ensure complete or comprehensive removal.

Protection of Funnel and Others

We may release Personal Information when we in our sole discretion believe in good faith that release is necessary or appropriate to comply with the law, enforce or apply our conditions of use and other agreements, or protect the rights, property, or safety of Funnel, our employees, our users, or others.

With Your Consent

Except as set forth above, we will obtain your consent prior to any disclosure of your Personal Information to third parties.

Information Security

Your account information is protected by a password for your privacy and security. We use industry-standard Secure Socket Layer (SSL) software to protect the security of your Personal Information during transmission, which encrypts all of the information you input. Only employees or agents who need Personal Information to perform a specific job are granted access to it. Our employees are informed about updates to our privacy and security practices. While Funnel uses commercially reasonable means to secure your information, we do not guarantee that your Personal Information will not be improperly accessed, disclosed, or destroyed by breach of any of our safeguards.

Accessing Information

You are able to access, add to and update certain information about you. When you update information, however, we often maintain a copy of the unrevised information in our records. You may deactivate your Funnel account by contacting Funnel at Some information may remain in our records after deletion of your account.

Conditions of Use

Your use of the Site and Services and any possible dispute over privacy are subject to this Privacy Policy and our Terms of Use.

International Visitors

For users outside the United States, please note that any data or personally identifiable information you enter into the Services or Site will be transferred out of your country and into the United States and as such it will be subject to US law and jurisdiction, not that of your country. You consent to such transfer through your use of the Services and Site. You also warrant that you have the right to transfer such information outside your country and into the United States.

Third Party Sites

The Site and Services may permit you to link to other websites on the Internet, and other websites may contain links to the Site or Services. These other websites are not under Funnel’s control and Funnel is not responsible for the privacy or security practices or the content of such websites.

Changes to this Privacy Policy

Funnel may amend this Privacy Policy. Use of information we collect now is subject to the Privacy Policy in effect at the time such information is used. If we make changes to our privacy policy, we will notify you by posting an announcement on our Site.
