The conference for believers in a better operating model

Omni Barton Creek

Austin, TX

Apr. 5-7, 2027

Multifamily's best conference is back for 2027.

Continued flat rent growth means weak operations are unacceptable. Without powerful AI and automated workflows to carry the repetitive load, specialized team members who know exactly when a human should step in, and technology to orchestrate workflows smoothly so that every renter feels like a VIP, your company will quickly lose ground.

There's no better place to talk about doing things differently than a city built on it. Austin didn't become Austin by following a script, and the leaders of multifamily are also blazing their own trail.

What sets Forum apart?

a multifamily community

Forum 2027 brings together hundreds of industry leaders focused on scaling what works and candidly sharing their lessons learned with executive peers to make the industry as a whole better. Networking, world-class guest speakers, the country’s best resorts and programming curated to improve your company and career.

more than panels + pamphlets

Forum is exclusive by design: thoughtful programming, real thought leaders, no vendor expo. Expect Hill Country sunsets, warm Texas hospitality, and a room of leaders finding common ground in a city built on live music and originality. You'll get bold speakers, world-class barbecue, cocktails worth the trip, activities beyond the conference room, swag you actually want (not another logoed water bottle), and entertainment made to spark real conversations.

Built for clarity, speed, and connection, because in a flat market, your margin comes straight from how well you execute.

"

My favorite part about Forum is connecting with other operators that have like-minded thinking, sharing insights and takeaways. We don't get together enough to talk about the same struggles or pain points that we're all feeling, all the problems that we're all equally trying to solve.

Mackenna Mullins

Dir., Centralized Operations

"

The most impactful thing for me... has been the networking with names that I've heard in this industry that have been focused on centralization for a long time. And to hear the personal stories from these names that I've heard, to be able to connect and ask questions has really been a game changer.

Head of Customer Acquisition

"

The community aspect of Forum is great—the collaboration, learning from other like companies…and seeing the diversity in your client base has been really resourceful and helpful.

CEO

Hearing what other operators in the same space are doing and being able to kind of sidebar one-on-one. A lot of great questions were brought up during the panels that are things we're also facing.

Questions?

Now in its 4th year, Forum is where multifamily leaders come to get honest about what actually drives performance.

Rents are flat, concessions are everywhere, and there's still a mountain of new supply to fill. Margins are directly impacted by how well you execute.

In a modern operating model, multifamily leaders embed agentic AI into workflows to carry the repetitive load, escalate to specialized team members exactly when a human should step in, and use technology to orchestrate it all. Forum covers exactly how leading operators are doing this, shares best practices and pushes the entire industry forward.

There's no better place to talk about doing things differently than a city built on it. Austin didn't become Austin by following a script, and the leaders of multifamily are blazing their own trail too.

Forum is purpose-built for leaders who want to dig deep on AI, centralization, and the human experience of multifamily with their peers. It’s not a sales pitch in disguise. There are no competing vendors.

Learn from your peers, get honest answers, and walk away with ideas you can actually implement. After hearing about other companies' centralization journeys, many executive attendees say they leave feeling more connected to a community that’s solving the same challenges and building what’s next.

We’re in a brand-new location this year! While we loved the Palos Verdes Peninsula and the Sonoran Desert, we’re bringing the magic of Forum to the Texas Hill Country this year at the Omni® Barton Creek Resort + Spa.

We’re also expanding our dedicated user track: Funnel University. This hands-on training day for end users and super users is completely free for Funnel clients and takes place the day before Forum officially kicks off. It’s the perfect way to sharpen your skills, connect with the Funnel team, and get even more out of your trip.

You’re welcome to join us for both events or just attend Forum, depending on your schedule.

Each event has its own registration, so be sure to sign up for both if you plan to attend Funnel University and Forum.

If you're an end user or super user looking to deepen your Funnel expertise, Funnel University is the perfect 2-day training experience before Forum begins.

Forum brings together multifamily executives from companies of all sizes and ownership structures to unpack the three industry pillars: AI + automation, centralization, and human experience. Some attendees are Funnel customers, many are not customers. The content is valuable, regardless of whether you use our products, or not.

The agenda and location were thoughtfully selected to bring together small, intimate groups of like-minded professionals to have honest discussions about what’s working, what isn’t and what needs to shift for our industry’s long-term success.

Your in-person pass to The Forum includes the following:

All conference sessions: Our sessions will be packed with actionable items you can take back to your department and put to use immediately.

Meals + entertainment: We’ll make plenty of time to dine, drink, and celebrate with speakers and other attendees.

Yes. We have contracted special discounted room rates starting at $xxx/night + taxes and fees* at our conference hotel Omni® Barton Creek Resort + Spa.

You can book your room through the booking link once you receive your conference registration approval email.

The discounted room rate ends on March 12, 2027.

Please note: Due to limited availability, the hotel cannot guarantee the discounted rate for stays outside the official Forum dates.

*Taxes and fees are not a part of the discounted room rate.*

Yes! The Forum programming, meals, and sessions are reserved for registered attendees, you’re welcome to bring family or guests to enjoy the resort and take in everything Austin has to offer.

We've got you covered. Download this customizable letter to share with your manager.

In general, we recommend business casual attire for most of Forum. And yes, of course, feel free to wear as much PINK as possible.

Early April in Austin is one of the most pleasant times of year, with warm, sunny days typically in the mid-to-upper 70s to low 80s and mild evenings that cool into the 50s and 60s. Wildflowers like bluebonnets are usually in full bloom, though the occasional spring shower or thunderstorm can roll through, so a light layer and a backup plan for outdoor activities are smart. Pro tip: don’t forget sunglasses and sunscreen.

Guests are welcome to join you at Forum and enjoy the hotel amenities throughout your stay. While conference sessions and meals are reserved for registered attendees, guests are welcome to attend the Wednesday night activity.

Registrations canceled more than 30 days before the event are eligible for a 100% refund of fees paid. Also, if The Forum is canceled due to unforeseen circumstances, registrants will receive a full refund. If you are unable to attend The Forum, you may transfer or cancel your registration by March 5, 2027 at 5 PM PT. Please email forum@funnelleasing.com to get the process started. You will need to provide the following information:

Registration confirmation number and email address of your current registration.

If someone will be replacing your spot, the new registrant’s first and last name, work email, work phone, company, and job title.

Hotel reservation cancellations and substitutions should be communicated directly with the hotel. An individual’s deposit is refundable to that individual if the resort receives notice of an individual’s cancellation at least seven (7) days before scheduled arrival.

*Funnel is not responsible for any hotel charges resulting from uncancelled reservations or no-shows if you cancel or transfer your Forum registration.

If you have any questions about the conference, drop us a note at Forum@funnelleasing.com.

Last year we had more than 150 attendees who represented 12% of professionally managed apartments in the country. This year we hope to see both Forum Alumni and new faces.

If you attended Forum before, are invited to speak on a panel, or are buying three or more tickets, yes, we can provide a discount. Due to great interest and demand to attend the Forum we will not provide other discounts.

Let’s just say you won’t find another lanyard or stress ball here. Forum swag is thoughtfully curated, high-quality, and something you’ll actually want to bring home.

Think less corporate conference, more leadership retreat. Inspiring location, meaningful conversations, casual moments of connection, and a shared sense of purpose.

You’ll be in the room with multifamily leaders and executives from companies of all sizes and ownership structures, REITs, owner-operators, and third-party managers alike. It’s a highly curated group of decision-makers who are actively shaping what’s next.

Correct. No booths, no badges being scanned, no distractions. Forum is intentionally vendor-free (except for Funnel) so every conversation is peer-to-peer, focused on real solutions.
